This modern airy two-bedroom villa with splendid views is on a development of 25 new houses on the edge of this traditional hilltop village above Pissouri Bay. Both beach and village are a timewarp away from "high rise" mass tourism•1•. Pissouri Village centre with its handful of shops and many lively bars and tavernas is just 5 minute walk. For 2003 there is a choice of two swimming pools - a brand new private residents' pool just 1 minute walk away or a 3 minute walk takes you to the Pissouriana swimming pool/restaurant/bar (where, for the price of your drink, you can swim all day and have poolside waiter service).•3•

There are two beaches, both sand and shingle, 5 and 10 minutes away by car/taxi. Melanda Beach•2• round the headland is a gem. It is very sheltered, completely undeveloped and shelves away gently. It has just one taverna and nothing else (no neon signs, jetskis, disco music, shops or nearby villas or houses). Pissouri Beach, an energetic walk away, has an E.E.C. blue flag award for its vast sweep of a bay. It is a little more commercialised with a half dozen tavernas, a hotel and a good range of water sports facilities for hire including a windsurfing school. (Sea temperature - April 20C - August 27C - October 24C!). Other activities available locally include golf, mountain biking and scuba diving.

The house is both equipped and has amenities to a very high standard •4•. It has an upstairs living room (21ft x 17ft) with patio doors onto a large balcony (with table and chairs) and panoramic views up to the Troodos and Mount Olympus and downhill over vineyards to the Mediterranean and Aktrotiri peninsula. (The sea is much nearer than it looks - behind the hilltop on the right of the photo above) The open plan kitchen has all mod cons (gas hob, electric oven, microwave, fridge/freezer, washing machine, toaster, kettle, coffee maker, citrus juicer). The living room is well furnished and equipped with a Sony Music Centre and small colour TV. The two bedrooms are downstairs, one with a double bed the other with two singles and space for a guest bed. Each has air-conditioning, acres of wardrobe space and patio doors opening on to tiled garden patios. The guest bed plus two lounge bed settees allow you to mix and match but for comfort we suggest 4 to 5 occupants. There is a spacious bathroom with shower over the bath. The garden, laid to tiled patios on three sides with inset flowerbeds opens on to the head of a quiet cul-de-sac where there is parking next to the secure boundaries of the villa. In the garden you will find a barbecue, parasols, sunbeds and patio chairs. All linen is supplied except beach towels.

Pissouri Village is midway between Paphos and Limassol and an easy 20 minutes by car from both. Paphos airport is 15 minutes and Larnaca about 80 minutes. Car hire for some part of your stay is strongly recommended but you can get by on foot with an occasional taxi if you prefer or hire a mountain bike in the village. (The village centre is pedestrianised and more accessible by bike/on foot but the hill to the beach is long and steep.) A Ford Escort size car will cost you, high season, £18.40 per day all inclusive and you can be chauffeur driven from Paphos airport to your villa at no extra charge. (A single charge of £20 covers journeys to and from Larnaca).•5•

3  Pissouriana pool open 10 a.m to midnight. There are no charges - just buy a drink/sandwich/meal/icecream. Use of sunbeds is £1. Private pool for the development hours not yet agreed but probably 9.00 a.m. to 6.00 p.m.
4  Equipment/fittings/amenities include: lounge suite (2 settees & 2 chairs), large pine dining table & chairs for 6, 2 patio sets (2 tables, 8 upright chairs, 4 patio armchairs), 2 sunloungers, one swinging bench settee, 3 parasols & bases, a Sony Music Centre & collection of CDs & tapes, 14" colour TV, electric shaver point, electric heaters for winter, coolbox and icepacks, wine coolers, cordless telephone for local and incoming calls (International calls are call-barred but you can reverse the charges via BT or Cable & Wireless). Gas for the kitchen hob is housed outside. The Villa is not overlooked. There is a local british agent who can sort out any problems during your stay.
5  Most visitors take this option. It saves on taxi fares (about £15 each way - £35 from Larnaca) and takes the stress out of your arrival. You are chauffeur driven to the door of your villa. But we can also arrange an airport taxi pickup.
6  We work to Sunday lets in school holidays and Wednesday lets at other times but talk to us. We can usually tailor things to your needs (Short school holidays (Whit/October) come at a premium of £40 p.w.)
7  We usually manage to allow you to stay in occupation until you are ready for the airport though we cannot guarantee this until we have details of the follow-on booking.
8  Longer holidays are popular at this time of year. We are happy to quote for a let for the complete Winter period.
9  Deposit returnable if you choose not to confirm your booking after 1 month. If others want to book your chosen dates before that time you have the choice of confirming your booking at that time or the return of your deposit. Thereafter our normal booking conditions apply. This offer is for a limited period and may be withdrawn without notice.
10  We are in touch with adjoining owners of near identical villas.
