Abergavenny is a stable market
town of some 14000 population (1991). it is a commuter
settlement with rail connections to Hereford and Newport plus good
dual carriageway road links. Like many rural towns it has grown in area
rather than population over the decades. This is because of social changes
like:
- the increasing number of elderly
living alone,
- increasing numbers of split
families where both parents live in separate homes.
- the increasing age of marriage,
where single adults live alone before gaining a permanent partner

Housing Estates have
grown up over the years to the west side along Brecon
Road and on the south east side close to the Hardwicke roundabout (Gobannium
Way). Mardy has grown considerably on the north side of town. A new
estate is currently being developed on the east side near the railway at Tredilion
Way (see photo). It is called Glan Gavenny. A

| Another big change in
2003 is the brownfield site redvelopment of
Pen y Fal Hospital as Parc Pen Y Fal by Redrow homes. A number of flats
are in the converted main hospital building and these are particularly
suitable for people of retirement age. |

The landscaped
grounds are a real attraction together with the edge of town location.
There is a further 5.9 acres available for development being sold
under informal tender by the Gwent Health Authority. |
| These are some of the
other properties on the site with a view of the main old building being
renovated in the distance. The only offputting factor is the memory of the
former use of the site. |

Part of the Mardy
development to the northern edge of the town. This ribbon
development along the Old Hereford Road occurred in the 1970s and
1980s. Pockets of deprivation occur on the local
authority housing estates around the northern edge of town between
the comprehensive school and Mardy. This includes points like Underhill
Crescent. |
